    Armada Hoffler Tower

    Armada Hoffler Tower is one of the defining emblems of The Town Center of Virginia Beach. At 23 stories and just shy of 400 feet, it stands as the second tallest building in the complex. The upper fifteen floors consist of a 252,000 SF steel-framed office building stacked atop a 469,000 SF, nine-floor concrete public parking garage. A smaller five-story office building and first-floor retail occupy this block as well.

    LEED Certified ProjectThis 1.6 million SF multi-use project is located on Baltimore's Inner Harbor waterfront and is connected via an underground five-level parking garage and 68,000 SF of first-floor retail. Tower I, the 455,566 SF, 22-story Four Seasons building will house 256 hotel rooms and 8 luxury condominiums. The Four Seasons Hotel will also include concierge service, room service, a fitness facility, spa, and restaurant. Condominium owners will have access to all the hotel's amenities including room, laundry, and maid service. Tower II, the Legg Mason World Headquarters, is 600,640 SF of class A office space. This $580 million project is expected to be complete in 2011.

    LEED Certified ProjectThis $104 Million, eight-story, Class A office building is located on the scenic waterfront at Harbor Point between historic Fells Point and Harbor East. What was once a contaminated industrial site is now home to a pre-certified LEED Silver, 288,800 SF structure offering panoramic views of Baltimore’s Inner Harbor. Inclusive of a 2500 SF data center, the building serves as a high-tech, mission-critical facility for the lead tenant, Morgan Stanley. Construction was completed in April 2010.

    Williams Mullen Center

    Richmond, VA

    Located on the corner of 10th and Canal Streets in downtown Richmond, this 15-story office tower features a precast and glass exterior. 200,000 SF of office space is stacked atop 5,500 SF of first-floor retail and a 3-story, 49,000 SF parking garage.

    Williams Mullen Center comprises approximately 147,000 SF of Class A office space for one of the Mid-Atlantic region’s most prominent law firm. The initial schedule for the project included approximately ten months to complete tenant improvements after design and costs were approved. Roughly two months after commencement of interior construction work, the client placed three of their eight floors on hold to accommodate a late change in spatial plan requirements. This change ultimately caused the total redesign of one floor as well as a partial redesign of the other two floors. Armada Hoffler worked closely with the client to mitigate cost and delay impacts to the overall schedule and a “work around” plan was developed to facilitate the re-deployment of our construction efforts. Although revised design documents were received four months into the original ten month construction schedule, Armada Hoffler delivered the tower in June 2010, per the original schedule.

    This $100 million, two-building Class A office and residential complex along the scenic Potomac River and Rock Creek Park is connected via an underground parking structure and offers panoramic views of the Washington Monument, Kennedy Center and Georgetown. The North Building, known as Harbourside, contains 130,000 SF and seven floors. At almost 72,000 SF and five stories, the South Building is home to The Swedish Embassy. The Swedish Embassy was completed in Spring, 2006, and Harbourside was finished in 2007.

    LEED Certified ProjectThis 2-story brick and glass Class A office building serves as the new headquarters for Virginia Natural Gas. As a design/build project, it achieved LEED certification and features numerous green building components. The site offers several options for environmentally-friendly transportation – it is in close proximity to a bus transit stop, contains bike racks and changing rooms with showers, and offers preferential parking for fuel-efficient vehicles. Its two-story design maximizes site layout while the use of indigenous landscaping eliminates the need for irrigation. An energy-efficient HVAC system will be installed, which is expected to improve building energy performance by an estimated 18%. Materials such as adhesives, sealants, paints, coatings, flooring systems and composite wood/agrifiber product are ozone- and environmentally-friendly and low odor-emitting, while an indoor air quality management plan was also instituted from the start of construction through completion. A minimum of 10% of building materials used were recycled, such as steel and crushed concrete. A variety of the materials, including masonry, steel and concrete, were procured from regional sources, while wood incorporated into the design was certified by the Forest Steward Council. At least 50% of the construction waste material was ultimately recycled. Energy-efficient exterior lighting has been utilized, including the use of shields on perimeter lights to prevent offsite bleeding of luminosity. Interior lights employ controllability mechanisms, as does the structure’s thermal system. The building also features water-conserving fixtures and a solar-reflective roof.

    Located in the New Town section of Williamsburg, this $12 million project is a 50,000 SF build-to-suit medical office building. The 2-story brick building houses six medical offices and was recently completed in 2008.

    A 69,000 SF, 2-story building was constructed as the international headquarters for one of the world's leading training product publishers. Since they develop and create training videos and CDs for a variety of industries, it includes a video/film production studio, administrative offices and distribution space.

    A two-floor, 100,000 SF office building/call center was constructed for the benefits management company in just seven months. Armada Hoffler constructed a second similar structure when the first was outgrown, this time in six months. Both buildings contain cafeteria/breakroom facilities, flex office space, and high-quality HVAC and UPC systems that could handle a Designated Disaster Recovery Location classification.

    This 175,365 SF, 13-story, Class A office building is located on the Hampton, Virginia waterfront and includes a 210,000 SF, 510-space attached parking garage. Current office tenants include the United States Air Force, FBI, Lockheed Martin, Daniel Wagner Associates, Battelle, Satellite Communications, Communication Technologies, Scitor Corporation and Raytheon.

    Chubb Rapid Response Claims Center

    This 98,000 SF, 3-story Class A office building was the first prototype facility of its kind for the international insurance company. Built on a scenic lake in the business section of the city, it was designated to handle most of the company’s service-intensive claims east of the Mississippi River.

    Located on Parcel G in the Harbor East neighborhood, this 4-story, 100,000 SF office building overlooks Baltimore’s Inner Harbor. Originally occupied by Sylvan Learning Center as its World Headquarters, ProMetric is currently the largest tenant in the building.
